Description:
Thank you for your interest in the 121-room Baymont Inn and Suites by Wyndham located in Jackson-Ridgeland, MS. Jackson is the capital city of Mississippi and is easy to get to from many major cities including Dallas, Atlanta, Memphis, and New Orleans. Located right along the I-55 and I-20, Baymont offers a prime location and one of the best hotels in the market. The hotel is turn-key ready and has been recognized by Wyndham as one of the best renovated Baymont franchises in the country. The hotel is priced to sell at $4,200,000. Jackson, MS has a mix of leisure and business travelers. Ridgeland is a suburb just north of the capital city. It is situated near major highways, transportation hubs, or popular attractions, it can provide easy access for guests traveling to and from the hotel. The hotel was purchased by the current owners about two years back. The current owners did a complete turn-key renovation and spent over $1,500,000 on the entire project. The hotel is now fully modernized with no work to be done by a new owner. Since the renovation, the Baymont has been ramping up its revenue. The ramp-up has been slow due to the current economic climate, but the hotel is generating approximately $1,313,000 in revenue. Within the next year, the hotel should be closer to $1.4M-$1.5M given the size of the Baymont. The hotel is currently managed by an absentee owner. It will greatly benefit from a hands-on owner-operator who can provide rates and revenue management. With that, the hotel should easily generate $1,500,000. At the asking price of $4,200,000, the Baymont is only $32,000 for a key/room. The hotel is being sold at 3.2x gross room revenue. For this hotel, the revenue is there and climbing. The new owner will need to adjust expenses to enjoy strong profitability. Right now, the management company is taking a hefty 6% as well as the owner’s salary. Addbacks will be provided upon request.
