
Developers propose a 30-level, approximately 417-foot Hard Rock Hotel Jacksonville on the former Berkman II riverfront site. Designed by Arquitectonica and developed by Michael Munz of Florida Innovation Capital, the glass tower would include 319–351 hotel rooms, 152 residences, restaurants, nightlife, event space, and riverfront amenities. Plans feature separate hotel and residential lobbies; a ballroom and meeting areas; a pool deck, tennis and pickleball courts; a spa, gym, and family recreation spaces; and an upper-level restaurant, bar, nightclub, and resident lounge. The site, south of Bay Street and west of Catherine Street, would provide 160 parking spaces and a rideshare area. The conceptual proposal remains subject to revision and approval; costs, financing, construction timing, and an opening date have not been announced.
