Last year, Sabine merged operations with its partner factory in the Dominican Republic, expanding its offerings from 50 designs to over 400 patterns, added a three-dimensional line and French pavers. Developers Partners Spectrum Investment Group and Acumen Development Partners want to redevelop Hamilton’s Ohio former city building, located at 20 High St., and transform it into a boutique hotel. The project would be an estimated $48 investment that targets opening in the fourth quarter of 2026. The hotel would be flagged with a major brand and would include 43 rooms in the former city building, and a new structure on the site would include 116 rooms. There would also be covered valet, an enclosed rooftop event space and corporate-style suites. Amro Kamel is the managing partner of Spectrum. Acumen is primarily a hotel developer and the firm has developed 126 hotels.

Developers are planning a 15-story hotel at Fort Lauderdale Beach, Florida. The city’s Development Review Committee will consider plans for the 42 Hotel at 3001 Alhambra Street. Hariohm Realty LLC, managed by Harshad Patel, acquired the 0.25-acre site for $2.8 million in June. The property currently has three apartments. The 42 Hotel would total 54,304 square feet, with 75 hotel rooms, and 47 parking spaces. There would be a fountain on the ground level, gym on the mezzanine level, a sky lobby with a coffee shop and outdoor terrace on the fifth floor and a rooftop pool deck and bar. The hotel rooms would range from 290 to 756 square feet. Adache Group Architects designed the project.

Developers are planning to build a Hilton Curio Collection Hotel in the Village District in Raleigh, North Carolina. The former K&W Cafeteria building in the Village District is set to be demolished for the new hotel. Named the Oberlin Hotel, the building will rise seven stories and feature 153 guest rooms. Quality Oil Company, is the hotel’s developer and management company. The Oberlin Hotel will be at the intersection of Woodburn Road and Smallwood Drive. The building will measure around 115,000 square feet. The project will also include a parking deck for use by hotel customers and visitors to the Village District. The hotel’s sixth floor roof area will feature a “signature high-end restaurant” and rooftop bar promising views of Downtown Raleigh. Its lobby will also feature a cocktail bar along with a market-style cafe. The property will include meeting and banquet space, a courtyard and covered patio, a stage for live music and on-site catering. Construction is set to begin with the demolition of the former K&W Cafeteria building in late July. The hotel is to open in the summer of 2025. Isom Ham Design Group is the architect for the project and Matthews Construction is the contractor. Graham Bennett, president of Quality Oil Company.

Developer Aspirant Development plans to begin construction a mixed use Phoenix Arizona tower that would become the states tallest building. Called Astra, the $575 million project will include one tower with 45 floors rising to a height of 541 feet. The second proposed Astra tower will be 36 floors and 424 feet high. The project is proposed on a 2-acre site on Second Avenue between Van Buren and Fillmore streets in downtown Phoenix. Beginning in the second quarter of 2024, the project will be built in two phases to include 697 apartment units, a 229-room hotel, 36,000 square feet of commercial space, 185,000 square feet of office space and 1,156 parking spaces on 2.18 acres. Geoffrey Jacobs, is partner with Aspirant Development and a principal with The Empire Group of Cos.

The owners of the Rio Hotel & Casino is Las Vegas, Nevada are planning a property wide renovation including the properties 1,427 guestrooms in the Ipanema Tower. Owner Dreamscape Companies lead by founder Eric Birnbaum is initiating the renovation. The standard 600 square-foot guest rooms will be upgraded with all new furnishings and fittings, a tub-to-shower conversion, and separate living and sleeping zones. The custom furnishings feature a 65-inch television and WiFi, and all rooms will have a sectional sofa with a queen-size pull-out bed. The renovations of Rio’s Ipanema Tower is currently underway and is scheduled to be completed during the first quarter of 2024. The property will remain open throughout the renovation process, with Dreamscape officially taking over and managing operations at the resort in fall of 2023. Marnell Architecture is the project designer.

Hotel developer Baywood Hotels plans to build a 116 guest room AC Marriott Hotel in East Memphis Tennessee. The five story hotel is proposed for 6584 Poplar Avenue. The existing lot is vacant and is next to a commercial property to the south. The two-acre parcel of land is located behind Plough Towers and between the Memphis Jewish Community Center and Poplar Place Townhomes. Construction of East Memphis’ AC Hotels by Marriott will begin in 2024, with an opening date planned for 2025. LLW Architects PC is the architect for the project, while no general contractor has been selected at this time. Nimesh Patel is senior vice president of Baywood Hotels.

Restaurant and bar owner Lost Hospitality, is planning to convert a historic building in Cincinnati Ohio’s Over-the-Rhine’s neighborhood into a boutique hotel. The Germania building, located at 1127 Walnut St., will be transformed into a 28-room boutique hotel following a $7 million renovation. The hotel, which is currently unnamed, could open as early as winter 2024. James Fisher, is the CEO with Lost Hospitality.

Developer AdVenture Development LLC plans to build a new Hampton Inn & Suites hotel in the North Hills in Pittsburgh, Pennsylvania. Prospera Hospitality will manage the Hampton Inn when completed. Construction is expected to begin in mid-2024. It will be located near McCandless Crossing, a mixed-use center that Adventure both developed and manages. AdVenture Development President is Kevin Dougherty.
