Developers Silverwest Hotels and Civitas Capital Group, has closed a $150 million senior loan to finance construction of a 210 guest room Curio Collection by Hilton hotel on the island of Kauai, Hawaii. Situated on 8.5 acres, within a 450‐acre oceanfront luxury resort community, the property will include a full service restaurant, pro shop for the 18‐hole Jack Nicklaus Ocean Course at Hokuala, an outdoor pool, 27,000-square-feet of interior and outdoor meeting and event space and a fitness center. This will be Hilton’s second branded hotel on the island.

Developer 3H Group, Inc has submitted site plans to the City of Jacksonville Florida through Jax Village Lodging, LLC to build a four-story, 122 guest room Hyatt Studios off Village Crossing Drive in Jacksonville. The Hyatt would add to its portfolio of 20 properties, in which it partners with brands like Marriott, Hilton, IHG and Choice. Hyatt Studios hotels, rooms emulate studio apartments offering dedicated space to work, with amenities to relax or dine. Dan Hansen is global head of Hyatt Studios. Conelly & Wicker is listed as the engineer for the project. Hiren Desai is the president of 3H Group. The project will open in late 2025.

Developers are planning to revitalize the former Radisson Grand Island Hotel in Niagara Falls, New York. The 262 guestroom hotel on Grand Island at 100 Whitehaven Road closed in late 2002 after a $6.15 million sale to Haven 100 Project LLC which includes partners Elev8 Architecture and J.B. Earl Co. Elev8 Architecture is led by Michael Conroe. The group is evaluating the best path forward for the redevelopment project which is estimated at $25 million.

Developers Benny Kim, and Sang and Keum Wood are planning to build a 127 guestroom Holiday Inn Express and 88 guestroom Candlewood Suites at a 1.5 acre site at 2801 S C Street in downtown Tacoma, Washington. The site, which sits on a hill north of Interstate 5, has views of the Tacoma Dome. Plans have been submitted to the city of Tacoma review board. Construction of expected to start in the first quarter of 2025.

Developer Flatwater Cos. is planning to build a 113 guestroom SpringHill Suites by Marriott at its massive lake-anchored project in western Chesterfield, Virginia. The five story hotel, would be operated by Aimbridge Hospitality. Timmons Group is the project’s engineer, and Liquid Design is designing the hotel. Flatwater’s is headed by Brett Burkhart. The project will begin construction in early 2025.

Is for a four-story dual branded hotel with 151 guest rooms, an outdoor pool and spa area, and a covered barbeque patio. The project also includes 121 parking spaces. The project is scheduled to go before the city design review board. JAI Bhola LLC is the developer. NJA Architecture is designing the project.

Developer Realty Capital Management LLC, the developer who built the $2 billion Lakeside Village development, is planning a Marriott Autograph Collection Hotel and Residences along Lake Grapevine in Flower Mound, Texas. The 12-story, 181-room hotel will also have 21 condos on the top three floors. The hotel’s amenities include a rooftop pool, spa, private yacht and a restaurant and bar. Coury Hospitality will manage the hotel. Jimmy Archie is managing director with Realty Capital. Construction is to begin in 2025.

Developer Raj Krupa LLC is planning to build a 101 guest room Hyatt hotel at 6550 Paramount Park Drive, in Louisville, Kentucky near Muhammad Ali International Airport. The 54,250-square-foot hotel will be located on 2-acres across the street from a Comfort Inn and Suites, a Holiday Inn and a TownsPlace Suites by Marriott. Raj Krupa LLC bought the property in February 2024 for $1.35 million. Alpesh Patel is the representative of Raj Krupa LLC.

Developers are planning to redevelop an edge part of the Sunrise Mall property in Citrus Heights, California into a hotel. Ellwood Commercial Real Estate plans are for a 2.8-acre part of the mall property at 6100 Greenback Lane. The proposal is for a 120-room hotel on a .38-acre piece for a new retail or restaurant development, and a remainder .93-acre parcel that includes an existing U.S. Bank branch at Greenback Lane and Sunrise Boulevard. A brand has not been selected for the hotel. Ellwood Commercial bought the property at 6100 Greenback Lane in 2021 for $8.68 million.
