Developers are planning a dual branded La Quinta & Hawthorn Suites in Brentwood, California. The proposed 69,060 square foot, hotel amenities, and site improvements on a vacant 2.68-acre parcel located directly west of Shady Willow Lane and south of Los Cielos Way. Is for a four-story dual branded hotel with 151 guest rooms, an outdoor pool and spa area, and a covered barbeque patio. The project also includes 121 parking spaces. The project is scheduled to go before the city design review board. JAI Bhola LLC is the developer. NJA Architecture is designing the project.

Developer Realty Capital Management LLC, the developer who built the $2 billion Lakeside Village development, is planning a Marriott Autograph Collection Hotel and Residences along Lake Grapevine in Flower Mound, Texas. The 12-story, 181-room hotel will also have 21 condos on the top three floors. The hotel’s amenities include a rooftop pool, spa, private yacht and a restaurant and bar. Coury Hospitality will manage the hotel. Jimmy Archie is managing director with Realty Capital. Construction is to begin in 2025.

Developer Raj Krupa LLC is planning to build a 101 guest room Hyatt hotel at 6550 Paramount Park Drive, in Louisville, Kentucky near Muhammad Ali International Airport. The 54,250-square-foot hotel will be located on 2-acres across the street from a Comfort Inn and Suites, a Holiday Inn and a TownsPlace Suites by Marriott. Raj Krupa LLC bought the property in February 2024 for $1.35 million. Alpesh Patel is the representative of Raj Krupa LLC.

Developers are planning to redevelop an edge part of the Sunrise Mall property in Citrus Heights, California into a hotel. Ellwood Commercial Real Estate plans are for a 2.8-acre part of the mall property at 6100 Greenback Lane. The proposal is for a 120-room hotel on a .38-acre piece for a new retail or restaurant development, and a remainder .93-acre parcel that includes an existing U.S. Bank branch at Greenback Lane and Sunrise Boulevard. A brand has not been selected for the hotel. Ellwood Commercial bought the property at 6100 Greenback Lane in 2021 for $8.68 million.

Developer Barry Allen of Vol for Life Company is planning a new hotel with restaurant, retail and event center in downtown Wheeling, West Virginia. The $63 million project would replace the former Wheeling Coffee & Spice Co. and National Equipment Co. buildings at Wheeling’s waterfront. The hotel’s design is still being finalized with a restaurant and coffee shop being planned for the building’s first floor. Other floors will feature dedicated retail space, a 2,600-square-foot event center, 122 guest rooms and also eight condominiums, including an almost 3,000-square-foot condo overlooking the Ohio River. The building will also include rooftop bar and entertainment area. Work would begin in December of 2024 and be complete in April of 2026. Mill Group is the project Architect.

A developer plans to build a hotel just north of Miami International Airport in Miami Springs, Florida. The Pilot House Suites would be located on 1.13 acres of vacant land at 4849 N.W. 36th Street plus 673 La Villa Drive in addition to 640, 656 and 664 Minola Drive. The six-story, extended-stay hotel would be on Northwest 36th Street. It would total 69,685 square feet, with 132 rooms, a fitness center, a laundry room and coworking space. The rooms would range from 365 to 730 square feet. That would include eight two-bedroom suites, it would have a two-story parking garage with 121 spaces.  Marina Marino of HMX General Contractor is the project manager. The developer is Sucre LLC which is co-owned by Salvatore Natoli and Calogero Libertella. Modis Architects is the project designer.

I am an electric heat distributor with products from 3 manufacturers available and am interested in adding electric floor heat, snow and ice melt and ice dam prevention products to the projects being built. These are obviously luxury items and items that make hotels, commercial buildings and residences more comfortable and safer to access. IE… tile floors, parking garage entrances, north facing building entrances, roofs over hanging walkways subject to icicle hazards.

Tile is a cold but durable and easy to clean product. It is specified in many hotels, commercial buildings and residences. It is always better warm! Adding this to the bathroom floor will make the room warmer and more comfortable. These can be individually controlled or controlled by a multi room system control. Multi room system control will allow the hotel or commercial building maintenance to operate the floor heat at a suitable temperature and keep operating costs down.

Parking garages and north entrances. These areas tend to get snow and ice built up and make them dangerous or hard to navigate. Having a snow and ice melt system in place to operate when needed keeps these areas safe to use. I have many systems to aid in making all of these possible and cost efficient.

Roof ice dam and icicle prevention is a critical area of concern especially in mountain towns and resorts. Eliminating ice dams and icicles should be a major consideration for these buildings.

Developers are proposing a large mixed-use project with a luxury hotel, condos, restaurant, and retail in Downtown, Memphis Tennessee. Proposed by Forum Hotel and Hospitality Development Corp led by Principal William McCrary Jr . the new build mixed-use project would be on the southeast corner of Fourth Street and Dr. Martin Luther King Jr. Avenue, catty-corner from FedExForum and directly across the street from Robert Church Park. The plan includes a 191 guestroom luxury Blues Note Hotel with a guitar-shaped rooftop pool. The four-star hotel, it would stand 15 stories high. The development proposal also calls for a nine-story condo complex, with 65 units in total, and a three-floor parking garage. A second-phase boutique hotel is also proposed on the same development site, next to the larger hotel and condo building. The project team includes architecture firm A2H, Meticulous and Javier Bailey Sr. with Bailey Co. Real Estate Services Corp.
