Resort and Casino Project Approved for Dumfries

The Dumfries, Virginia planning commission has approved the construction of The Rose Casino & Hotel project. The $389 million gaming and entertainment destination will feature a hotel with up to 305 rooms, eight restaurants, a 1,500-seat theatre and 175,000 square feet of gaming space on land adjacent to the current site of the Potomac Landfill, located off Interstate 95 and Va. 234. The project is developed by Colonial Downs Group and gambling will be limited to off-track betting and historic horse race betting machines, which are similar to slot machines. The first phase of The Rose is planned to open in 2023 and would consist of several restaurants, the gaming floor, up to 155 hotel rooms, a structured parking garage and the park. The second phase will consist of additional hotel rooms, restaurants, retail and a live theater with a target opening date of 2025 or 2026.

SpringHill Suites Hotel Planned for Downtown

Hotel Developer Nick Patel of TCH Knoxville LLC & Old City Ventures is planning to build a 127 guestrooms SpringHill Suites Hotel in downtown Knoxville, Tennessee’s Old City site. The project will cost $22 million and is contingent upon approval of a proposed baseball stadium and multi-use facility. The five-story, $22 million hotel “will be designed to have an upscale, historic feel similar to other buildings in the Old City; it also will complement the design of the proposed stadium. The hotel is being designed by Elevate Architecture Studio.  Nick Patel also owns additional hotels in Knox and Sevier counties in Tennessee.

Airport Hotel Construction Begins

Construction of an on-site 14-story hotel and terminal garage development has begun at Nashville International Airport in Tennessee.  Metro Nashville Airport Authority Board of Commissioners broke ground on an upscale hotel and parking garage next to the airport terminal. The Hilton-branded hotel is scheduled to open in late 2023. Chartwell Hospitality, LLC, is the developer and hotel operator for the development, which is a public-private partnership and a key component of the airport’s multi-faceted BNA Vision expansion plan. Chartwell’s cost for the hotel approaches $95 million and MNAA’s cost of the garage and plaza is around $82 million. Amenities will include a high-design Grand Lobby with inspiring public artwork, Grand Bar and Music Lounge and high-end contemporary restaurant. A Grand Plaza will include open-air dining, a bar, café and elegant landscaping. The innovative meeting and event spaces will total 16,500 square feet, including an 8,000-square-foot Grand Ballroom/Event space. A large, state-of-the-art fitness center will be located on the 12th floor with dramatic views, and on the 14th floor rooftop, there will be a prominent Glass SkyBar Lounge and open-air SkyPool, providing spectacular views over the airport to Nashville’s skyline. The hotel tower will sit atop a four-level parking garage, with hotel parking on the ground level, public parking on the upper levels, and a covered pedestrian bridge connection the hotel Grand Plaza and garage to the airport’s renovated and expanded central terminal.

Hyatt Regency Hotel Renovation Planned

The Hyatt Regency Hotel in downtown Buffalo New York is planning a major renovation. The hotel was recently purchased at auction by Douglas Jemal who has hired Aimbridge Receiver Services to manage the property. Developed from the historic Genesee Building that sits on 1.8 acres and dates to 1922, the 16-story Hyatt opened in 1984, and was renovated in 2008 and 2009. It includes more than 27,000 square feet of function space with 10 meeting rooms, three dining options, a fitness center and spa, an indoor swimming pool, a full-service business center, and a gift shop and newsstand. Jemal plans to fully renovate the hotel over the next six months, including all the rooms. Workers are also fixing and recommissioning the mechanical systems after the long closure. The room count and hotel features will remain the same, including the ballrooms and meeting rooms, and Starbucks will be reopening next month.

Westport Mixed Use Hotel Project Planned

Pulse Development is proposing a mixed use project that would include220 apartments and a 190 guestroom hotel in Kansas City Missouri. It would also include 20,000 square feet of restaurant space and 7,200 square feet of retail. Adam Tholen is CEO of Pulse Development.  It would incorporate the Char Bar located at 4050 Pennsylvania and would adjoin the Westport Coffee House at 4010 Pennsylvania. The hotel would be located on the south side of the garage and another apartment building called Mill Street Apartments would be located on the west side of the garage along Mill Street. The project would begin construction early next year in 2022.

Hotel Tower Planned for Downtown

A mixed use tower including the new construction of a 125-room hotel, 200 residential units, a restaurant and an office building is being proposed for downtown Quincy, Massachusetts. Located at 37R and 86 Parkingway the tower is being developed by FoxRock Properties.   Demolition at the site and upgrades to water, sewer, drainage and electric utilities have been ongoing.  Initial documents show a plan for a six-story, 150,000-square-foot office building along the newly-established General McConville Way, which stretches from where Parkingway meets the Ross Lot to Hancock Street. Also proposed is a seven-story parking garage and 20-story building that would house a two-story, 8,000 square-foot restaurant, 125-room hotel and 200-unit residential building. A detailed proposal for Switchpoint Quincy was presented at a virtual meeting of the planning board at 5:30 p.m. Wednesday. The development company is owned by Robert Hale who owns Granite Telecommunications. The development team includes Architect Dimella Shaffer, Arrowstreet Architecture & Design and Walker Consultants.

Construction Starts on NuLu Hotel

Construction has begun on a $30 million Nulu Hotel in Louisville Kentucky. The new Bunkhouse hotel will be located at 730 E Market Street. The hotel is being developed by Mountain Shore Properties working with Kaven Zamanian, Rabbit Hole Distillery founder. Zamanian owns the properties under Green Building LLC and Rabbit Hole LLC. Ficher’s firm is consulting the group on the community incentives and approvals for the project. The hotel will be operated by the Bunkhouse Group. Bunkhouse is owned by Standard International, the parent company by Standard hotels. The hotel was designed by Luckett & Farley.

Oceanside Extended Stay Hotel Renovation Planned

Hotel developer and management company Vista Group is planning to renovate the former Marty’s Valley Inn at 3240 Mission Ave in Oceanside, California converting the property to the Vista Blue extended stay hotel. Patrick Zabrocki of HWL Planning and Engineering is designing the project. The Vista Group bought Marty’s Valley Inn last year and has been working with Oceanside planning officials on a conditional use permit needed to reopen it. Vista Group has previously converted three El Cajon hotel to their extended stay product, the Vista Palm, Vista Oak and Vista Pines and they are working with the city to convert two more hotels. The exterior of Marty’s Valley Inn has been repainted, and crews are making improvements to each room by replacing carpeting with new flooring, adding new countertops and making other upgrades to the overall building. Capacity is increasing from 114 to 118 units by adding four rooms in what had been used as a community area, and all rooms will have a refrigerator, sink and microwave.
