Huntersville North Carolina Board of Commissioners approved a rezoning request and special-use permit for Hotel Ventures of Lake Norman Inc. led by hotel developer Hitesh Patel, to allow for the development of a 109-room hotel at 16221 Northcross Drive. The project would include product from two Marriott brands, Fairfield by Marriott and TownPlace Suites. The project would include a four-story hotel at the 2.66-acre project site near Exit 25 off Interstate 77. Of the 109 rooms at the project, roughly 48 would be geared toward extended-stay guests with features such as a kitchenette.

A proposal for a new 84-foot hotel in Santa Monica California into a single lot between two existing housing projects will be reviewed by the Planning Commission. The project at 516 Colorado would include 74 guest rooms, a ground floor restaurant, outdoor seating area, lobby, guest drop-off area, rooftop bar and two subterranean levels with a fitness area and business center into an eight-story building on the 41.75 ft wide former site of Angels Attic dollhouse museum. Howard Laks Architects, the firm designing the building has proposed an angled-balcony design. According to Howard Laks, rooms on the north and south sides of the building will have alternating, diagonal balconies designed to maximize views of Downtown Santa Monica, Santa Monica Pier, Marina Del Rey and Catalina Island on a clear day. The ground floor is comprised of the lobby, vehicle guest drop-off area, linear circulation access drive and outdoor eating area along Colorado Avenue. While some amenities including the fitness and business centers will be below ground, no parking is proposed on-site.

The recently completed $500 million Sky River Casino is Elk Grove, California is planned an expansion that will include a new hotel and convention center. The Wilton Rancheria Tribe and Boyd Gaming Corp were partners on the casino project. The proposed plans include a 302 guestroom hotel, pool, spa, fitness center, entertainment space and convention center attached to the casino. The project plans will be further solidified in the coming months. Jesus G. Plans have been filed for The Marriott Edition Hotel & Residences in Fort Lauderdale Florida. The beachfront five star hotel tower will will rise 23 stories, or 325 feet. It will include a rooftop bar, restaurant and pool, 176 guestrooms and 25 residential units. Amenities will include: a gym, pool deck, restaurant, lobby, and conference rooms, 2,330 sf of retail, conference rooms and 195 parking spaces. ODA and Adache Group are the project designer and architect. Location Ventures is the project developer.

The Portland Maine Planning Board approved plans for a 179 guestroom hotel as part of a redevelopment on Congress Street in downtown Portland, Maine. The site plan for the hotel of the Herald Square project at 385 Congress Street includes nine condominiums on the upper floors of the hotel and 75 parking garage spaces.  Developer Fathom Companies is building the hotel whose president is Jim Brady. Fathom Companies also operates the Press Hotel on Congress Street. Developer Reger Dasco Properties will develop the second phase of the project which will include 297 condo units and retail space. The project is being designed by Johnson Nathan Stroke Architecture and Interior Design

Developer Sam Patel of Union Station LLC is planning a mixed use development at the site of the old Memphis Police Department on 1925 Union Avenue in Memphis Tennessee. The proposed mixed use development would include a hotel and residential space on the property which is owned by EP3 Developers LLC. Project documents have been submitted to the Memphis and Shelby County Division of Planning and Development.

Renderings of a new hotel proposed for downtown Petaluma California were seen by the Historic and Cultural Preservation Committee, allowing the committee to consider whether the project meets the design standards of the city’s historic downtown district. The proposed project called the Hotel Weaver calls for a 93-room hotel, a 1,230-square-foot public event space, and a 5,514-square-foot bar and restaurant. The hotel is being proposed by EKN Development Group, whose vice president is Mike Jolly. A below-grade parking garage would provide valet parking for up to 58 vehicles using mechanical parking lifts.

Developers are planning to break ground on the new construction of a 176 guestroom Marriott TownPlace Suites hotel at 491, 493 and 497 West San Carlos Street and 270 Josefa Street in downtown San Jose California. The hotel will include a roof top lounge and bar. Urban Catalyst is the project’s developer and BDE is the project’s Architect. Erik Hayden is managing partner of Urban Catalyst. Poppy Bank provided a $48 million construction loan for the project with an overall cost of $100 million.

Developer RREAF Holdings and Innisfree Hotels are jointly developing the $110 million, 334-key project at 317 East Beach Drive in Galveston, Texas under the name RREAF Grand Beach Development, according to a recent filing with the Texas Department of Licensing and Regulation. Construction will begin later this month at a cost of $329,000 per room and will be complete in 2025. The project, will feature a pool and amenity deck, restaurant, family entertainment center and conference center. It will have direct access to one of the city’s only alcohol-permitted beaches, East Beach. The Galveston Resort will occupy 300,000 square feet, making it one of the largest developments in eastern Galveston. Innisfree Holdings manages more than 24 hotels and resorts nationwide, mostly in Florida. RREAF had amassed over $3 billion in assets across 57 properties emphasizing hospitality projects and multifamily developments in the Southwest region. Gensler is the projects designer.
