Major Development to Turn 38-Acre Site into a Regional Tourism Hub Featuring Sports Fields, Housing, Premium Hotels, Dining, and Retail

COLONIAL HEIGHTS, VA Richmond-based hotel development and management firm SINA Hospitality is moving forward with a $180 million multi-use sports, hospitality, and entertainment destination in the City of Colonial Heights following City Council approval. The landmark project will turn nearly 38 acres of underutilized land at 301 Charles H Dimmock Parkway near Southpark Mall into a vibrant regional sports tourism destination.

The master development will feature six multi-purpose synthetic turf championship fields alongside 3 new premium-branded hotels, full-service dining, retail options, and community gathering spaces. Beyond its economic footprint, the project incorporates an environmental restoration partnership with the Virginia Department of Environmental Quality (DEQ) to remediate the classified “Brownfield” site.

Economic & Regional Impact at a Glance:
$180 Million Total Investment: Fully funded private-sector investment in regional sports tourism infrastructure.
$50 Million Annual Economic Output: Projected annual revenue once fully operational.

High-Impact Job Creation: Supports 1,025 to 1,625 construction-related jobs during multi-phase buildout and 383 to 590 permanent, recurring, and seasonal positions across hospitality, operations, dining, and retail.

Environmental Cleanup: Active collaboration with the Virginia DEQ to revitalize and safely cap the Brownfield property into multi-use athletic fields.
“We are honored by the trust the City of Colonial Heights has placed in SINA Hospitality to lead this transformational project. We are excited to begin building the future hub for sports tourism in the region,” said Ravi Patel, CEO of SINA Hospitality. “If we do this correctly, its impact won’t just be measured in hotel rooms, tournament sales, or tax revenue. It will be measured in memories.”

Ravi Patel is available for direct media interviews to discuss:
