A 70 guestroom Spanish Baroque style is planned to be built on the parking lot between the Lensic Performing Arts Center and Eldorado Hotel & Spa in Santa Fe New Mexico. The $28 million project will start construction in early 2022 and is expected to open in the summer of 2023. The four-story, 70-room hotel will be located in the surface parking lot next to the Lensic and across Sandoval Street from the Eldorado Hotel & Spa. Seres Architecture of Santa Fe is the project architect. Joseph Karnes, an attorney at Sommer, Karnes & Associates representing Greer Enterprises, which has owned the property for more than 100 years and originally developed what is today the Lensic Performing Arts Center. The hotel name is pending agreement with an operator.

A 63 room Best Western Hotel is planned to be built at 3980 Lake Road in Sacramento California. The property is being developed by Shree Ji Investments LLC whose principal is Ashok Patel. The project will include a meeting room, breakfast area, exercise room and indoor pool & spa. Rooms types will include king suites, standard queen rooms and accessible double rooms. The project is being designed by Architect TKF & Associates.

Beacon Health System the parent of Memorial Hospital is planning a $300 million expansion project including a new patient tower, apartments, a hotel and a health club in downtown South Bend Indiana. Plans include an estimated $240 million expansion at Memorial, as well as construction of a $60 million Integrative Health and Lifestyle District just south of the hospital. The hospital expansion could get underway almost immediately, with a target completion date of June 30, 2026. While that project is underway, Beacon, in conjunction with Great Lakes Capital and Bradley Co., is proposing to build a complex that would include 145 apartments, a health club, a 125-room hotel, 35,000 square feet of office and retail space, and parking for 1,200 vehicles. The complex would take up the 300 and 400 blocks of North Main Street, which is mostly surface parking now. The target completion date would be Dec. 31, 2025.

Developers plan to add a hotel onto the back of the historic Union Pacific building downtown in Salt Lake City Utah. The project is being planned by the Athens Group that will convert the building to a 225 guestroom hotel, planned to open in 2024. The eight story 94 foot tall building will include 4 food and beverage outlets, 9,600 square feet of meeting space and 13 specialty suites located with the historic train station. The hotel will be branded as a Marriott Autograph Collection hotel with the name Asher Adams.  The property is owned by Vestar Gateway LLC. Athens Hotel Development LLC is the developer. The architect is HKS Architects Inc. The civil engineer is Great Basin Engineering. The landscape architect is MGB+A The Grassli Group. The developers are currently securing financing for project construction.

Developers are planning build a six-level boutique hotel around the former Commutator Foundry building in the North Loop in Minneapolis Minnesota. The project will see the restoration, redevelopment, and new construction of a number of buildings within a city block. The Commutator Foundry Development will be located at 121 and 125 N 1st Street, next door to Aria and behind another large mixed-use project. The mixed-use project will include 19,000 square feet of ground floor retail space and 5 stories of office space above. The project will see the restoration of the existing Commutator Hotel, the adjacent Foundry Building, and a one story historic facade found at the back of the site located at 121 N 1st Street. An interior courtyard will run through the south end of the site, it will be both landscaped and hardscaped for use by the general public and commercial tenants on the ground floor. Two levels of underground parking with a total of 54 spaces will be accessible through the alley adjacent to the courtyard. That back historic facade is what is going to be one of the extremely interesting pieces of this project. In order to build the underground parking levels, the building will be stabilized structurally and moved off site temporarily. Once those lower levels are completed the facade will be moved back to its original location. The Commutator Foundry Development will see the addition of 19,000 square feet more of retail space added to the block. Construction on the 123 guestroom hotel will start in a month with the opening expected in the first quarter of 2023. The project is being developed by Commutator which is led by David Wilson, John Gross and Andrew Commers. Financing was arranged by D2 Capital Advisors. The hotel flag has yet to be named. It will include a rooftop bar, a cellar dive bar, meeting and event space, restaurant and retail. The project is being designed by Snow Kreilich Architects, with interiors by Neri & Hu. Greiner Construction is the general contractor.

Developer Eustice Mita unveiled plans for a 168-room hotel on Beach Avenue, in Cape May New Jersey that includes the site of the former Beach Theatre and other properties on the block. Mita plans to put $100 million into the project. The project is being designed by Dave Schultz of DAS Architects. Mita presented plans for ICONA Cape May to City Council and iff approved and built, it would join ICONA properties in Avalon, the Diamond Beach section of Lower Township and another Cape May location at 1101 Beach Ave. Mita plans to submit an application within the next 60 days. The project would cover the area from Stockton Place to Gurney Street, including the site of the former theater and the stores in front along Beach Avenue, as well as another line of shops on Gurney and a bike rental place next door. The seven-story property would include a rooftop pool and 268 parking spaces on four interior levels. The project would include retail on the ground floor of the proposed new construction, to house restaurants, cafés and other businesses, and a ballroom on the second floor, and a restaurant with water views. Mita, owns ICONA Resorts and the home construction company Achristavest.

Snowbasin operators of the Weber County Utah ski resort are moving forward with ambitious plans to build a 300-room Club Med hotel on Snowbasin grounds, add new retail offerings and upgrade some of the lifts that haul skiers. Some of the work is already underway and hotel construction is to be complete by the end of 2024. The new Club Med hotel is to be built on the grounds of the Old Day Lodge and Wildcat parking area, southeast of Earl’s Lodge and the main Snowbasin resort complex. Work is to start in 2022. Work on the resort village, is to start in 2025. The ground-floor space will tentatively be earmarked for retail operations while second-floor space will be reserved for lodging, perhaps condos, though Snowbasin reps have yet to work those details out. Longer term, operators contemplate additional change, addition of an expansive complex of lodging north of Earl’s Lodge, in what is now parking space and wide open terrain. East West Partners is aiding in that element of the plans. Davy Ratchford, the ski resort’s general manager.

The owners of the Mark Center Hilton in Alexandria Virginia are looking to complete a land sale adjacent to the property to fund a renovation of the hotel. The hotel was built in the 1980’s and is not currently up to the brand standards. The land sale would be re-invested into the hotel’s PIP renovation.  Along with the Hilton site, a portion of the IDA complex in the Mark Center could also be headed to market. The IDA parcel was originally planned to be an office building but never got off the ground. Both parcels were approved for a rezoning that could see them turned into residential or mixed-use developments. The Hilton hotel is managed by Davidson Hotels & Resorts.

The downtown Carlton Hotel in Tyler Texas is planning a renovation. Hotel Development Company NORF based in New Orleans is planning the renovation that would restore the abandoned hotel and convert it to a mixed use project including a boutique hotel, retail and residences.  In its prime after being built in the 1950s, the 115,000-square-foot, upscale hotel had a three-story parking garage, rooftop swimming pool and a cabana. Developers Eric Holtze and Whitney Kerr Sr. have plans to build a new luxury hotel near the Kauffman Center in downtown Kansas City, Missouri in the Crossroads Arts District. Jim Bowers is the attorney representing the hotel developers project that would be called the Hotel Bravo. The project has been planned for 2 years and would be a 5 star property. Developers expect the hotel and an accompanying rehearsal hall for the Kauffman Center to cost about $132 million. To help fund the project, they’re seeking more than $50 million in tax incentives. The project would be built on what is currently an empty lot, which sits on Wyandotte Street between 16th and 17th streets.
