The construction of a $26.4 million AC Hotel St. Louis Central West End is underway in St Louis Missouri. The 192 guestroom pre-fabricated hotel is being built by Midas Construction whose president is Chris Shinkle. Midas is partnering with ENGWorks and the project design team, which includes HDA Architects, Alper Audi, DeLuca Plumbing, McClure Engineering, Eisen Group, and DLR Group. Midas Construction has been able to optimize the fabrication and installation for the nearly 95,000-square-foot hotel. Eisen Group’s panel and truss system allows for mechanical, electric, plumbing, and fire protection trades to accelerate their schedule with prefabricated materials. DeLuca Plumbing has prefabricated all guestroom plumbing walls off-site while Streib Electric has organized its prefabrication of all guestroom components. Midas Construction has also partnered with three of St Louis’ largest carpentry contractors – TJ Wies Contracting, Square UP Builders, and Waterhout Construction – to navigate supply chain delays through prefabrication. Located at 215 York Ave., the AC Hotel is being developed by Concord Hospitality, Koplar Properties and Homebase Partners. The Hilton Conrad Hotel at Evermore Resort in Orlando Florida has broken ground. The Conrad Hotel will have access to a 20 acre tropical beach complex with a Crystal Lagoons water amenity. The area includes zero entry swim areas, bars, cabanas, private fire pits and an aquatic adventure area with waterslide, rope swing and various water sports of all types. The hotel is part of a $500 million first phase that includes: 69 vacation rental homes with five to 11 bedrooms, 76 four bedroom vacation rental units, 41 two and bedroom vacation rental villas, recreational amenities including water features, restaurants and meeting space. The project is being developed by Dart Interests. The hotel will be managed by Hilton Worldwide. Fields Development Group is planning a redevelopment of their former headquarters at 1 Henderson Street, 497 Observer Highway, and 503-511 Newark Street in Hoboken New Jersey into a lodging facility. Designed by Marchetto Higgins Stieve, the hotel is envisioned to rise 160 feet and to be built to LEED Silver standards. The building’s first floor would include a lobby, commercial space, and an automated parking garage. Offices would occupy floors two through four, with the remainder of the property to include 195 hotel rooms. The 1st phase of the Rivers Casino project in Portsmouth Virginia is moving forward with a planned reopening date in late 2023. Developers Rush Street Gaming who’s CEO is Mike Tobin plan to build a hotel in the 2nd phase. The hotel portion is in the planning phase with no size or brand determined. Rush Street plans to invest more than $300 in the project with will begin construction later this year. The project is being designed by Klai Juba Wald. The General contractor is S.B. Ballard Construction.

Parkview Financial has provided a $100 million loan to Reno City Center, an affiliate of CAI Investments. The funds will be used for the renovation and redevelopment of Harrah’s Reno Hotel and Casino into Reno City Center, a mixed-use project in Reno Nevada. Gryphon Private Wealth Management’s opportunity zone fund provided the equity. Located at 219 N. Center St. in downtown Reno, the development will include 538 apartments and more than 250,000 square feet of office and retail space. The existing 6.3-acre, 15-building property comprises approximately 1.4 million square feet of gross building area, including three hotel towers rising 17, 24 and 26 stories; a seven-story parking garage with additional parking on the top of the structure; casino and sports book; convention and meeting areas; multiple restaurants and coffee shops; retail space; administrative offices; back-of-house support areas; and maintenance and storage areas. Luxe General Consulting is performing the renovation, which is planned for completion by summer 2022. Upon completion, the residential component will feature a rooftop pool, amenity deck, outdoor plaza, fountain, fitness center, theater room, bar and game room. The 538 units will feature a home office alcove, full kitchen with stainless steel appliances and quartz countertops, and in-unit washers/dryers. The commercial portion will provide retail and office space including bars, coffee shops, restaurants, a grocery store, gym and entertainment within a park-like setting.

A proposed 28-story, mixed-use tower on the edge of downtown Minneapolis Minnesota and the North Loop neighborhood is heading to the Planning Commission. Developers Harlem Irving Cos. and CA Ventures are leading the project, at 21 N. Washington Ave. and 20 Third St. N. Their plans involved demolishing a building that exists on the Washington Avenue North site. ESG Architects is designing the project. Once complete, RBC Gateway will be home to a hotel and office and retail spaces, 427 apartment units and approximately 6,000 square feet of ground-floor commercial space. More than 370 parking spots are also included in the plans.

A new development including a hotel and a convention center is planned for Middletown Ohio. Middletown City Council approved a feasibility study with OZ Hotels & Resorts for a predevelopment plan with renderings, development budgets, and conceptual entertainment venues for a downtown mixed-use development that will enhance the downtown riverfront connecting it to the urban core downtown. The main site is an 11-acre, city-owned lot bounded by Carmody Boulevard, South Water Street and Second Avenue. The site was environmentally remediated using federal EPA Grant funds, per which no residential construction can take place on it. Commercial, retail and recreational uses are allowed. The site is an opportunity zone which incentivizes investment in economically distressed areas using tax credits.

The Central Planning Authority of the Cayman Islands approved the planning application for a new 10-storey hotel near Seven Mile Beach. The planned $80 million Hotel Indigo will include 282-guestrooms and is scheduled to open in 2024. The project is located about 700 feet from the high-water mark at Seven Mile Beach, south of the Kimpton Seafire Resort + Spa. The application for the project was submitted by the Dart-owned Shoreline Development Company Ltd (DECCO Ltd).
