A 36-story mixed-use building planned for the northwest corner of 2nd Street and 1st Avenue North in downtown St. Petersburg Florida is planned to move forward. The developer Greystar Real Estate Partners recently closed on the land and two construction loans. After the closing a fence was erected around the perimeter of the site. Site preparations have already begun, and vertical construction will start in the New Year. The $170 million project will top out at 357-feet and will contain 357 market-rate rental units and a 172-key hotel. The hotel will be an AC Hotel by Marriott. A rendering of the project shows a modern residential tower on the south side of the property, fronting 1st Avenue North, with jagged glass balconies. The hotel component of the project will occupy most of the eastern side of the block, with four floors of hotel rooms fronting 2nd Street North and an additional three floors atop the parking podium. Amenities for the project include a shared sixth floor indoor and outdoor deck that will feature a fitness center and pool, as well as a 36th floor roof deck that will provide an additional pool and amenity space. The 8-story hotel will also feature a meeting area and rooftop bar. The Marriott hotel is expected to be operational by Q4 2022 and the first residential units will be ready for move-in by Q1 2023.

Village trustees unanimously approved a development agreement for a new hotel and conference center in downtown Skokie Illinois at 4930 Oakton Street. The 142-room Homewood Suites by Hilton is planned for the northeast corner of Oakton Street and Niles Avenue. The hotel is set to include 30,000 square feet of retail space on its ground floor and rooftop and about 10,000 square feet of banquet and event space. Developer Mark Meyer is the founder and CEO of E&M Strategic Development and the manager of E&M Skokie LLC, the entity formed in 2018 to develop the site.

Hyatt Hotels Corporation and 50 Third Street LP owner of the Park Central Hotel in San Francisco California plan to convert the property to a Hyatt Regency Hotel, effective Friday, December 18, 2020. The hotel is managed by Highgate Hospitality and will rebrand to Hyatt Regency San Francisco Downtown SoMa, following renovations. The 681-room Park Central San Francisco, located in San Francisco’s south of market (SoMa) neighborhood. The hotel will begin a multi-million-dollar renovation starting in early 2021 which will include a full redesign of guestrooms, transformation of the meeting and event spaces, ground floor lobby area and food and beverage experience, as well as a relocation and expansion of the fitness center. The hotel will remain open throughout the renovation, which is expected to be completed in early 2022. Guests will enjoy a full range of services and amenities, including notable culinary experiences, stress-free environments for seamless gatherings, and expansive technology-enabled facilities for meetings and events, along with expert planners who adhere to every detail with high-touch experiences for event attendees. The hotel offers guests approximately 32,000 square feet of flexible meeting and event space.

An office campus in Northwest Austin Texas’ growing tech corridor will be transformed into a mixed-use project with offices, apartments, retail and a hotel. The site at 7700 Parmer Lane is a 129-acre office campus that is adjacent to Apple’s $1 billion office campus, which under construction on West Parmer Lane. The 7700 Parmer Lane project will expand the current 911,574-square-campus by adding 800,000 square feet of office space as well as 1,800 apartments, 80,000 square feet of retail and a 340-room hotel. Developer Accesso Partners, got approval for the project this month. The hotel brand, have not been determined. Accesso is not disclosing an estimated cost of the overall development, and financing has not yet been secured. The existing properties will remain as they are. Current tenants include eBay, D&B, PayPal, Electronic Arts and Polycom.

Permits filed with the Southwest Florida Water Management District confirm the Legoland Winter Haven Florida resort is planning a large expansion. Referred to as ‘Project Venus’ in the documents, the project shows a roughly 5-acre site within the existing surface parking lot being transformed. The highly detailed plans show queues for half a dozen rides and multiple playgrounds. A stage and a building are also part of the plans. The expansion is located in the parking lot, with a bus lane and multiple backstage warehouses separating it from the rest of the Legoland theme park. The resort is owned and operated by Merlin Entertainment with developed the property 9 years ago. More details of the project will be reveled in 2021. Legoland operates eight theme parks around the world, including in Denmark, Germany, Malaysia, Japan, California and Dubai.

The Miami Wilds hotel and waterpark located in Miami Florida will begin construction in the 2nd quarter of 2021. The resort waterpark will include: Water Park – Approximately 20 Acres: a best-in-class water park with a lazy river attraction, wave pools, slides, kiddie pools and a beach area (estimated cost of $43 million). Family Lodge Hotel – 200 rooms on approximately 4 acres: The boutique hotel has an estimated cost to build of $52 million. Retail – Approximately 3.5 Acres: The retail and restaurant village will have between 15,000 and 25,000 square feet of space. Cost to build is $4 million. Parking – Parking and drop off areas for 4,206 cars and 90 buses (including for Zoo Miami). Estimated cost to build is $13.5 million, paid for with the taxpayer grant. Construction will be complete the 4th quarter of 2023. Miami Wilds LLC is developing the project. ProParks Attraction Group will manage the park.

A hotel and condominium project that will incorporate the restoration of the historic Cedars building downtown was approved by the Hendersonville Planning Board. Tamara Peacock, with Tamara Peacock Architects is the project designer. The Cedars, now a four-story building, will be fully restored to at least two stories. The project is privately funded and being developed by the Shipman family, who owns the land. Located at 211 Seventh Ave. W. in Hendersonville North Carolina The Cedars Lodge and Spa is proposed to include two buildings of at least six stories in height to house 132 hotel suites/condos as well as underground parking decks for condo owners. Hotel guests will valet park, and there will be 217 parking spaces. Plans show the buildings will take the place of the current commercial event space, The Chariot. Two residential buildings and two sheds will also be demolished as part of the plan.

Developer Gatehouse Capital plans to build a new hotel at the intersection of North Washington Ave and South Delaware Ave in downtown Mason City Iowa with construction of start in the first quarter of 2021. The city of Mason approved a $24 million public-private partnership with Gatehouse to develop the hotel that will be branded at the Hyatt Place Hotel & Convention Center and include 111 guestrooms. David Rachie is representing Gatehouse Capital on the project. Christina Wells is director of development for Hyatt Place.
