Developer Jake Palillo of Bi-Part Development is planning a $800 million mixed use project that will include a resort and swimmable lagoon at a 263 acre site off Sam Furr Road in Huntersville, North Carolina. The project would start construction by mid-2024, with the first pieces open in spring 2025. Lagoona Bay would include parcels off Sam Furr, Westmoreland, Black Farms and McCord roads. Its Lagoona Bay Beach Club would center around a 10-acre turquoise lagoon surrounded by white sand beaches. Plans call for an up to 300-room luxury hotel, complete with a 35,000-square-foot convention center. A rooftop restaurant and bar is planned. The beach club will sit on roughly 40 acres, with a clubhouse, pools, tennis and pickleball courts as well as amenities from fitness classes to remote-work space and babysitting services. Public space will allow for events such as Christmas markets and concerts. The project also calls for 250 single-family, high-end homes. There also will be 320 apartments, 201 townhomes and 412 condo units at the site, according to plans. The project’s second phase would add 210,000 square feet of restaurants and retail concepts. Housing Studio and Urban Design Partners are the projects designers.
