State and City of Detroit officials have approved $6.1 million in economic development incentives to turn a 13-story residential hotel in downtown Detroit Michigan that recently housed lower and moderate-income tenants into an upscale Hilton hotel. The development group, Downtown Hospitality Detroit LLC, is planning a $50-million renovation of the old Park Avenue House, 2305 Park Ave., to turn it into a 172-room Tapestry Collection by Hilton hotel featuring a first-floor restaurant and a cafe. The building would be renamed Royal Palm Hotel, which was its original name when it opened in 1924 as a Louis Kamper-designed property for prominent Detroit hotel developer Lew Tuller. The building most recently functioned as a residential hotel and was known for its low rates.

The owners of the Battleground Inn are taking advantage of the hotel’s closure due the Covid 19 pandemic to completely renovate the hotel and convert it to the Hotel Denim. The 48 guestrooms hotel is located at 1517 Westover Terrace in Greensboro North Carolina. The hotel is owned and managed by CN Hotels whose vice president is Tushar Zaver. During the pandemic many hotel ownership groups have used the period of low occupancy to complete deferred maintenance or accelerate their renovation programs. The renovation project will be completed in the 4th quarter of 2020.

Developer NexGen Hotels is planning to build a $16 million, 107-suite hotel a few miles from O’Hare Airport. The company will build a 63,000 square-foot Home2 Suites by Hilton that will open in the summer of 2022 at 1700 S. Higgins Road in Des Plaines Illinois. Groundbreaking is planned for April 2021. NexGen Hotels Principal is Chris Patel. Origination Design is the architect, and Genuine Hospitality Group will manage the hotel.

Construction will soon begin on the restoration of the former Bank of America building at 68 Patton Avenue in Ashville North Carolina converting the building to a 6o guestroom boutique hotel. The architect and project manager is Tanya De Leon of MHAworks. Jeffrey R. Anderson Real Estate is the project developer. Demolition crews have started work on the site. The contractor awaits its building permit but anticipates beginning construction in September with completion of the hotel planned for March 2022. The building’s interior will be completely gutted and rebuilt while the exterior will be restored. The top floor will be an event space, clad mostly with windows. The ground floor level will include a restaurant that will be open to the public.

The city of Miami Beach Florida has approved the URBIN, a coworking, co-living project that includes wellness and a hotel. Developer URBIN Miami Beach Partners project was approved for 62,000 square feet of development, including four floors of co-working with 139 desks, 49 co-living units, 56 hotel rooms, and a 4,000-square-foot wellness center at 1234 and 1260 Washington Ave. There would be a garden and lounge on the roof. The project would include a small retail space. The developer would demolish a retail building on the property and renovate an office building. The new building would rise six stories. Touzet Studios designed the project. The developer plans to break ground in 2020 and complete the project in 2023. The other future URBIN locations are in Coral Gables and Coconut Grove Florida.

Developer Dewitt Carolinas has files plans to build a $1 billion mixed use development in the North Hills area of Raleigh North Carolina called Midtown Exchange.   The project will include 790,000 sf of office, 125,000 sf retail and restaurant space, convention center, 1,275 apartment, condos and town homes, a 300 guestroom hotel, senior living units and a parking garage. The project is being developed by Dewitt and designed by HPA Urban Architecture. The developer plans to begin construction in mid 2021.

The Hyatt Regency Resort Maui Hawaii is accelerating its renovation program following its closure due to the Covid-19 pandemic. When the resort reopens the guestrooms will be completely renovated. The 2nd phase of the 3 phase project will be completed September 1st when the resort re-opens. The 3rd phase will be complete November 15th. The accommodations have been completely redone, including new furniture, technology, fixtures and amenities. Guestroom closets were opened up to create a feeling of more space, bathrooms now feature double sinks, and the balconies were redone. All new wiring includes new plugs in convenient places and additional technology, including digital room keys that can be downloaded to a guest’s phone and motion-sensor lights. The tubs in rooms with king-size beds were removed in favor of a new shower stall. The bathrooms also have all new tile flooring and granite countertops. The total guestrooms increased from 806 to 810. The property is managed by Hyatt Hotels & Resorts. Fred Findlen is general manager. Wimberly Interiors is the project designer.

City council approved a site plan for developers to move forward on redeveloping the Red Roof Plus in Ann Arbor Michigan. The property on 3611-3621 Plymouth Road has two Red Roof hotel structures and a Big Boy restaurant. Developers plan to demolish one of the hotel buildings for a new six-story, 126-bed Hampton Inn and an adjoining drive-thru Panera Bread restaurant at 3611 Plymouth Road. One of the existing Red Roof structures will remain and be updated. Doraid Markus of Markus Management LLC is proposing the project, which would include a solar panel array on the rooftop. Markus owns the property under A2 Hospitality Property, LLC and plans to begin the project late this year.

The new owners of the historic Pantall Hotel in Punxsutawney Pennsylvania have plans to completely renovate the property and restore it to a high end boutique hotel. The property was recently purchased by Speakeasy Enterprises LLC and Duffel LLC. The project is in the very begging planning phase. Jessica Duffell is the principal of the ownership group.  The first steps they are taking is to evaluate the building and clean it out. The parking lot behind the building has been fenced off with a dumpster inside.  Duffell LLC is planning an auction for late summer of the contents of the hotel that will not be part of the restoration with plans to preserve and restore the existing infrastructure.

Two bond issues totaling $39.5 million toward redevelopment of a downtown Toledo Ohio Park Inn Hotel into two Hilton-branded properties were approved by the Toledo-Lucas County Port Authority’s board of directors. The financing package includes $30 million in lease revenue bonds to assist a public-private partnership in acquiring and renovating the Park Inn and SeaGate Convention Centre. The project developers are Continental Real Estate Companies and First Hospitality Group, Inc. The Park Inn project is estimated to cost a total of $64.5 million, and along with renovating the building into a 216-room Hilton Garden Inn and 93-room Hilton Homewood Suites and also includes adding a ballroom to the convention center, moving the center’s parking-garage entrance to Monroe Street from its current location on Summit Street, and a 120-seat restaurant. Continental Real Estate will complete the renovations which is expected to start late this year and be finished by the spring of 2022. First Hospitality, will manage the two Hilton properties.
