Developer Relevant Group is planning a redevelopment of the Morrison Hotel in downtown Los Angeles California. Relevant started working on redevelopment plans about six years ago. It then bought several parcels at the site for more than $40 million. The company has revealed plans to build a 444-key hotel with 136 adjacent residential units on the site, located at 1246 South Hope Street. Relevant Group had focused its efforts on Hollywood, building out hotels between Sunset and Hollywood boulevards. Also at 121 West 3rd Street, in downtown Los Angeles the firm plans to build a 331-unit apartment building to replace a parking lot and on Olive Street, Relevant has also filed plans to build a 19-story building with 329 rental units.

The City of Wichita Kansas and EPC Real Estate Group plans to develop Ballpark District located next to Riverfront Stadium in downtown Wichita. The mixed-use space, comprised of three buildings, will include a full-service hotel, office, and retail & restaurant space. Improvements to the west bank of the Arkansas River are also included. The hotel, Unscripted Wichita, will serve as an anchor to the new development. Set to open in 2024, the hotel will feature 155 guest rooms, multiple food and beverage offerings, an indoor-outdoor rooftop bar and lounge concept with sweeping views of the downtown skyline and Riverfront Stadium, along with a signature restaurant on the street level, transforming the section of S. McLean Blvd between Maple and Texas Streets into a communal gathering place. An additional 120,000 square feet of space will make room for office, retail and restaurant space and an attached 283-stall parking garage. Shared fitness and conference space, private patios, electric car charging stations, and high-efficiency buildings are all a part of the design.

Developers are proposing to build a Fairfield Inn by Marriott Burlington Vermont Airport that would be located on an oversized parking lot north of the airport’s parking garage. The five-story building is expected to primarily benefit business travelers and passengers affected by flight delays or cancellations.  South Burlington’s planning and zoning department previously approved the project in 2021, but developer DEW Construction has since modified its plans. The firm is now seeking to construct 119 hotel rooms instead of the previously approved 111 rooms, according to Pete Kelley, vice president of business development at DEW Construction. An onsite restaurant and bar were also removed from the plan. An updated permit will likely be issued in the next couple of weeks since the proposed changes are relatively minor.

TradeWinds Island Resorts, which operates the Island Grand and RumFish Beach Resorts, on St. Pete Beach Florida is planning a major expansion of the property. Currently, Island Grand contains 545 hotel rooms, 10 restaurants and bars, and 5 pools with 450 cabanas. RumFish Beach Resort contains 352 hotel rooms, 5 restaurants and lounges, and 4 pools with 192 cabanas. With the expansion, TradeWinds will add more hotel rooms, restaurants, pools, and retail. The beach resort’s expansion plan will add nearly 850,000 square feet of additional resort space over the next 12 years, including: 650 upscale guest rooms, 33,000 square feet of conference space including a 20,000 square foot ballroom, 18,000 square feet of new retail space, Three new swimming pools with slides and other amenities for families, and over 1,600 parking spaces across three new parking garages. Additionally, the project will add a new 30-foot-wide landscaped, paved, and well-lit beach access which will be built, paid for, and maintained by TradeWinds. The expansion also includes a multi-million-dollar upgrade to the property’s infrastructure. A sophisticated stormwater drainage system will be installed on TradeWinds land that will address existing flooding concerns along TradeWinds’ side of Gulf Boulevard. Nunzio Marc DeSantis Architects is designing the expansion. The expansion will be built in four non-continuous phases with an estimated start of construction in 2023 and an estimated completion of the last phase in 2034. Phase 1, which will be constructed between 2023 and 2024, consists of a new 12-story 154-key hotel building and a 575-space parking garage. Phase 2, which is planned for 2028 through 2029, will add an 11-story 261-key hotel building, a 736-space parking garage, a conference center, and retail. Phase 3, which will rise between 2032 through 2034, contains a 12-story 235-unit hotel building, a 297-space parking garage, and retail. The last phase, which is also planned for 2032 through 2034, calls for a new two-story hotel lobby and 34-space parking deck. A majority of the expansion project will be built on underutilized surface parking lots. Only one small two-story building will be demolished to make way for development. In addition to Nunzio Marc DeSantis, the development team includes Perry-Becker, Harris Civil Engineering, Hill Ward Henderson, and Tarapani Planning Services.

The owner of the La Quinta Inn and Suites hotel on Route 2 in Pawcatuck, Connecticut is proposing to build an 80-room extended stay hotel just down the street. Mystic Sahajanand LLC, led by Mukesh Patel, has submitted plans for the five-story Extended Stay America hotel on a vacant 8.8-acre site at 321 Liberty St. The Architectural Design Review Board asked Mystic Sahajanand to rework some of the exterior materials of the hotel and the return to the board, which then will submit comments to the Planning and Zoning Commission. The project also would have to be reviewed by the Board of Police Commissioners, obtain permission to hook up to the sewer system from the Water Pollution Control Authority and then receive a special use permit with the Planning and Zoning Commission, which would hold a public hearing on the application. Mystic Sahajanand has not yet filed an application for the special use permit. Extended Stay America has 650 locations across the country. Its hotels provide apartment-style units with kitchens for longer stays.

Work has begun on the next phases of One Scottsdale in Scottsdale Arizona a 75-acre development that will include a Hilton Home2Suites as well as retail shops, dining destinations and medical offices north of Loop 101. The Hilton Home2Suites, is being built by developers DMB Associates, Inc. who installed approximately $4 million worth of infrastructure to support the hotel, the retail and the office users and some additional retail pads along Scottsdale Road. The project recently received approval from the city Design Review Board to move forward on a condominium complex. Also in the works for One Scottsdale are 65,000 square feet of food and beverage space and DMB is working through the feasibility of adding a senior living facility to the project. Michael Burke, is DMB senior vice president of commercial, development.

The Asheville North Carolina review board recommended approval of a nine-story, mixed-use hotel building on Broadway Street downtown. Proposed by developers BPR Properties as a boutique hotel and condominium, on a .27-acre site at 72 Broadway St., which is currently a parking lot sandwiched between the Masonic Temple and Rowan Coffee. Plans show a nearly 100,000-square-foot building with 22 extended-stay hotel units, 18 condominiums, approximately 2,000 square feet of retail space and 43 parking spaces in the bottom two floors and basement level. The project is being designed by Civil Design Concepts and MHA Works.

Site work is underway on an 11-story hotel in North Miami Beach Florida that is being developed by Urbanica. The Urbanica Beach Hotel is planned to include: 209 hotel keys, & restaurant & 91 parking spaces. A Notice of Commencement was filed in May, stating that construction on the 11-story building was beginning. Records show that a construction permit is also nearing approval, with Brickell Group Construction listed as the contractor. Studio MC+G is the architect for Urbanica The Beach.

Work is continuing to progress on the Mandarin Oriental Residences Fifth Avenue, a 29-story building at 685 Fifth Avenue in Midtown and the first east coast residential-only property from the prestigious hotel brand. Designed by Marin Architects and developed by SHVO in partnership with Deutsche Finance, the $135 million project involves the construction of a ten-floor addition above a former commercial structure and the conversion of 100,000 square feet of office space, creating a total of 69 fully furnished turnkey condominium residences managed by Mandarin Oriental Hotel Group and marketed by Douglas Elliman Development Marketing. The Rinaldi Group of New York is the general contractor for the property, which is located between East 53rd and East 54th Streets. The Fifth Avenue retail frontage is marketed by Brookfield Properties.
