A new 250-room hotel project behind the Funk Zone in Santa Barbara California progressing as the Santa Barbara Historic Landmarks Commission unanimously agreeing on Wednesday to move the project forward nearly three years after the city had last reviewed the application. The site stretches along the southwest corner of Garden Street, from Yanonali to the train tracks, where the 4.5 acres of storage sheds and five existing structures will have to be cleared to make room for the 235,690-square-foot hotel and its 250 rooms. The hotel will have 120 standard guest rooms, 130 extended stay rooms, a roof deck, bar, lounge, and food prep area. An underground parking garage at the location will have spaces for 233 vehicles, and there will be an additional 33 spaces above ground. The tentatively named Garden Street Hotel, shows renderings of a Monterey and Spanish Colonial Revival style, sticking to aesthetics laid out through the city’s El Pueblo Viejo Design guidelines. The extended stay and standard rooms are located on opposite wings, allowing for one section of the hotel to be used for short-term visitors, and the other for long-term stays. The property is owned by Bill Wright. The project team includes: Dauntless Development, Delawie Architects, Cearnal Collective LLP, CJM Landscape Architects, Flowers & Associates Inc & Dudek Environmental Planners.

The Kessler Collection, a portfolio of 12 boutique hotels, is expanding in the Southeast with a $150 million mixed-use village development in Cashiers, N.C. The village will be designed by architect and town planner Christian Sottile. The 24.5-acre development will incorporate accommodations including a boutique lodge, mountain cottages and glamping cabins, as well as two full-service restaurants with a rooftop bar, a café, high-end shopping, art spaces, an event pavilion and residential village. Cashiers East Village is set to break ground in 2023 and will leave about one-third of the property open for greenspace and parkland. In the residential part of the development, Cashiers Hall will include commercial and retail space to support local businesses, such as honey makers, farmers and artisans. It will also include small-scale restaurant space and an event lawn for outdoor exhibitions, art shows and special events. The project’s first phase will be complete in 2025. The Grand Hyatt Convention Center Hotel in Miami Beach Florida is set to begin site work with an estimated completion date of 2025. The hotel which is next to the recently completed convention center will include 800 guestrooms including 48 suites, 90.000 sf or indoor meeting space plus 10,000 sf of outdoor space, 5 food and beverage outlets including a signature restaurant, 2 pools and a gym, club lounge and 320 parking spaces. Terra and Turnberry are the project developers, EoA and Stonehill Taylor are the interior designers, Desimone is the structural engineer, Kimley Horn is the civil engineer, Arquitectonica and Bernardo Fort Brescia are the project architects and Americarbe is the general contractor.

Site plans have been approved for the $50 million downtown Clarksville Tennessee Riverview Square private retail development with its revamped hotel to be accompanied by stores, restaurants and a new parking garage. The application was filed by Catalyst Design Group with Phillip Piercy as agent. The plans for the development include close to 4.4 acres at 604 N. First Street. Riverview Square headed by BNA Development led by Philip Welker and the Hand Family led by Charles Hand, an offshoot of the existing Riverview Inn hotel that is planned for a major makeover under the Hilton Hotel brand. Cooper Carry is the architect for the Riverview Square project. The Johnson Studio is master planning the site and handling architecture and interior design for the hotel renovation. The studio is also working with architectural firm, Lyle Cook and Martin on the project.

Kimpton Hotels & Restaurants, plan to open a boutique hotel in downtown Raleigh, North Carolina. The hotel will open in late 2025 as part of a new-build 20-story mixed-use development also featuring high-end residences. Owned by Tidal Real Estate Partners, the new hotel will take the first six floors of the building and feature 179 guest rooms, including approximately 20 suites. Architects Earl Swensson Associates, Inc., is designing the project and will build an entirely new mixed-use structure at the intersection of Hillsborough and S Dawson Streets and feature interiors by INC Architecture and Design. The project will have three unique restaurant and bar concepts, including a rooftop bar and lounge, and more than 6,500 square feet of meetings and events space. The hotel will feature morning coffee and tea service, evening social hour, 24-hour fitness center, in-room yoga mats, complimentary bicycle rentals and a no-fee pet policy.

The facility is expected to open in June of this year.  Duluth, Georgia:  In Duluth, work is underway on a 22,750-square-foot building, which sits on 3.3 acres of land at 2425 Meadowbrook Parkway. The location lies less than 30 miles from downtown Atlanta along Interstate 85. Nearby businesses include a variety of restaurants, hotels, an electrical supply company, a heating supply company, a book printing company, and more. The facility is expected to open this September.  Manassas, Virginia:  In Manassas, the 22,750-square-foot building will sit on 5.3 acres of land at 11975 Lexington Valley Drive, which is about 36 miles southwest of Washington, D.C.  Nearby businesses include manufacturing companies, a logistics company, an advertising agency, a mechanical contracting corporation, a glass company, and  more. Jaymin Mehta, the developer behind GLNK LLC, is seeking town approval to construct the 54 guestroom boutique hotel at 17 West Street in Southington Connecticut. The building would feature just three floors and about 22,600 square-feet of space. The 54 single-room units would each include either one or two beds. At least six of the hotel rooms will be ADA accessible. The boutique hotel would feature a lounge, marketplace for sundries, small gym, and laundry room and office space on the ground floor. The building would be served by 55 parking spaces. The proposed development can readily be accommodated by the existing roadway network per traffic engineers with F.A. Hesketh & Associates. The town’s conservation commission has already signed off on the project and the proposal has been endorsed by the fire department under the condition a fire hydrant is installed in front of the building.

A $300 million mixed-use tower is proposed for 800 2nd Avenue South in downtown St. Petersburg Florida. The project is a result of efforts by Moffitt Cancer Center, UPC Insurance Holdings Corp., and developer TPA Group. The group envisioned a mixed-use campus that is anchored by a 75,000 square foot Moffitt Cancer Center outpatient building on a 4.59-acre site at 2nd Avenue South and 8th Street. As part of the development, 2nd Avenue South between 8th Street and Dr. MLK Jr. Street will be vacated. Moffitt plans to offer comprehensive cancer care. Services at the site will include clinical trials and research studies, medical oncology, hematology oncology, radiation therapy, infusion, advanced imaging, and screening and diagnostic services. The cancer center will be complemented by a 30-story residential tower with 350 units and a 14-story hotel along with a shared parking garage. Horus Construction is the project’s general contractor. Nate Pramik is Principal of TPA Group. A timeline for construction has not been announced but the development team expects to close on the purchase of the site later this year.

The Gun Lake Casino near Wayland Michigan is getting ready expand and build a hotel and resort. The estimated $300 million project includes building a 15-story, 252-room hotel on the west side of the casino. The expansion will also feature the Aquadome, which will be three pools inside a 32,000-square-foot glass dome. The Gun Lake Casino recently celebrated the grand opening of its Phase 4 expansion, a $100 million project that included more casino floor, 500 slot machines, more than a dozen table games and three restaurants: CBK, Shkode Chophouse and 131 Sportsbar and Lounge. Project leaders are expected to share more details about the hotel and resort during Thursday’s groundbreaking event, which will start at 11 a.m. in the casino’s West parking lot on 129th Avenue just east of US-131.
