Woodbine Development Corp. is advancing plans for a major renovation of its Hyatt Regency Hill Country Resort & Spa in San Antonio, Texas which is expected to cost $50 million or more once completed. The 500 guestroom, full-service resort opened in 1993 and was expanded in 2013. It spans 300 acres, with nearly 235,000 square feet of indoor and outdoor event space and golf facilities. The renovation will include a complete redo of the resort’s guest rooms, corridors, meeting spaces and the lobby area. There will also be a significant investment in food and beverage areas and other amenities around the pool area and across the resort, including its spa. Dupree Scovell is managing partner of Woodbine Development Corp. King Scovell is the Chief Development Officer.

The Kolter Group and the Ally Capital Group are planning to demolish the Fit2Run and Exchange Hotel in St. Petersburg, Florida and redevelop the sites into a new hotel and residential tower. Under the entities KT St Pete Runner LLC and Ally MW LLC, the groups filed plans for a mixed-use project encompassing a 35-story apartment complex and an adjacent 13-story hotel. Ally Capital Group, headed by Andrew Wright of Franklin Street, also filed a demolition request with the city to demolish the Exchange Hotel. Last year, Kolter Group purchased the two Fit2Run properties, one at 256 2nd St. N. in a $5.1 million deal, and 232 2nd St. N. for $2.4 million. The site plan shows the hotel would be built at the Fit2Run site and that the neighboring site, which houses the Exchange Hotel and would be redeveloped into a 361-unit residential tower with a seven-story parking structure. A description of the project states the apartment complex would have amenities such as a pool on the eighth floor, and the adjacent hotel would have 184 rooms and a 124-space parking garage.

The Clearwater Florida City Council selected one of three development groups to transform the downtown bluffs, into a mixed use development including two towers and a hotel. Council will now begin negotiating a development agreement with The Bluffs, a team comprised of the Gotham Organization and The DeNunzio Group. For the 1.4-acre Harborview site, The Bluffs proposes a 13-story, 150-room hotel with 15,000 square feet of retail and restaurant space, a conference center, a rooftop bar and pool, a below-ground garage, two 27-story towers with a combined total of 600 rental units for the 2.6-acre City Hall site, with 25,000 square feet of retail and restaurant space and below-ground parking. Gotham’s CEO is David Picket.

The Beverly Hills, California Planning Commission unanimously approved owner LVMH’s plans to build a 115-key Cheval Blanc hotel on the corner of Rodeo Drive and South Santa Monica Boulevard. LVMH bought the building at 468 Rodeo Drive formerly occupied by Brooks Brothers for $245 million in 2018. Two years later, the luxury retailer filed plans with the city to develop the hotel. The nine-story hotel will also include a wellness center, spa, conference room, restaurants and about 25,000 square feet of street-level retail space.

Developer Activar Hôtels has broken ground the new Microtel Inn and Suites by Wyndham on avenue Béthany Square in the southern part of town of Lachute Quebec Canada, next to the Couche-Tard store and gas station. The new hotel is planned to open in Q1 2023. It will have 72 rooms, a gym, meeting, room, and will offer continental breakfast. Multiple financial partners have come together to invest the $11.5 million needed to make the project happen. AActivar Hôtels has brought together eight local investors, supported by Roynat Capital and Investissement Québec. Argenteuil-La Petite-Nation Member of Parliament has also announced a $1 million loan for the project from the federal agency Canada Economic Development for Quebec Regions (CED). Activar Hôtels also owns and operates the Microtel Inn and Suites in Casselman, Ontario.

East Bay Township planning commissioners approved plans for a new 74-foot, 143-unit extended-stay Hyatt House hotel to be built on US-31 between the Hampton Inn and Traverse City State Park in Traverse City Michigan. Applicant Chris Abbo and his development partners received site plan approval to build a 74-foot, five-story Hyatt House hotel at 1050 US-31 North. The Hyatt House brand is a residentially-inspired hotel experience offering spacious, apartment-style rooms and suites with full kitchens. The properties include amenities such as 24-hour workout rooms, laundry facilities, and convenience markets; outdoor commons areas; free breakfast with omelet bars; and H Bar, an on-site lounge. Extended-stay rates and special amenities are offered to guests staying three weeks or more. The Hyatt House will have both indoor and outdoor pools, a coffee shop, and a 4,153-square-foot restaurant with outdoor seating open to the public. The 143 rooms planned in the 30,000 square-foot building will include 80 king and 63 queen units divided across 63 studio, 54 den, and 26 one-bedroom configurations.

The Guam Hybrid Land Use Commission will approve a development plan for a $600 million hotel, condominium and housing project near Two Lovers Point in Tamuning, Guam. The developers of Vista del Mar made several changes in response to public testimony about the project, including relocating a proposed water park from the shoreline to the plateau above and reducing the height of the condominiums. The area is zoned for hotel and resort use. The proposed development includes a 736-room hotel, which would be built against the cliff near Tanguisson Beach and extend to the plateau above. The hotel against the cliff would be 31 stories, connected to a 33-story building above. Developers also plan to build a water park on the plateau next to the hotel, condominiums and 50 single-family homes. The project consultant is Dan Swavely of Vista del Mar International LLC.

An old house sitting on a sloping 1-acre development in site SeaTac, Washington traded in 2020 for a little over $1 million. Now developers are planning a new hotel plan at 14831 Military Road S. to be built by property owner DAMAC LLC and David White of IHB Architects. The project team also includes: Furr Engineering Service PLLC, Holmvig, Dewitt, Gallion & Assoc LLC & Main Street Designs The city of SeaTac is now conducting a SEPA review for the proposed five-story, 88-room Candlewood Suites. The public comment period ends June 14.

ILSEM LLC, a limited liability corporation owned by John Tekmen, filed plans to build an 84-room hotel on Route 9, in Georgetown Delaware. The 16,000-square-foot hotel will be a Holiday Inn Express and would serve the Sandhill Fields sports complex that opened in September 2020, 1 mile east from the proposed hotel. The complex includes eight soccer and lacrosse fields, six pickleball courts, a 3.1 mile cross country trail, 3.5 miles of walking trails as well as a playground. In 2021, Sandhill Fields brought 108,000 visitors to Georgetown. That number is projected to grow, as the sports complex officials are taking on its next phase: a 1,800-square-foot field house. Tekman is going through the county planning process to build the hotel on 5 acres, and plans to use the remaining land for an 89-room assisted living facility and six apartments above retail buildings. The project was called Georgetown VillagesJohn Tekmen also own Semra’s Mediterranean Grill in Rehoboth Beach.

Real estate development group Blacksteam Development recently bought two beachside properties along A1A in Ormond Beach Florida with plans to build both an oceanfront hotel as well as a retail/residential complex across the street. The five-story, 137-room extended-stay hotel at 251 S. Atlantic Ave. in Ormond Beach will be the third Residence Inn by Marriott in the Volusia-Flagler area. The two-acre lot where the Residence Inn by Marriott Ormond Beach is currently vacant, but it has been home to several hotels dating back to the 1970s when a developer named Jacob Fine built a seven-story hotel called The Alaskan Motel. Blackstream on May 5 also bought the 4.25-acre vacant property across the street at 264 S. Atlantic Ave. with plans to create additional parking for the hotel as well as 15 single-family homes.
